The Buyer’s Inspection is performed during the "due diligence" period referring to the time after signing a contract that the buyer has to inspect the property and make a decision whether they want to buy the property. As a home buyer not getting a Buyer's Inspection holds you, as the buyer, to the seller's disclosure only. This visible inspection will alert you to damage, components that are past their typical life span, safety hazards, and any other significant deficiency of the home. A buyer's inspection gives you the knowledge you need to make an educated real estate decision. You can find more information on the Buyer's Pre-Purchase Home Inspection here.
The Pre-Listing Home Inspection is conducted for the seller prior to listing the home with a listing agent or at the advice of the listing agent. This inspection gives the seller an in depth look at the overall condition of their property and allows for the opportunity to conduct the proper repairs ahead of time without losing money at closing. You can find more information on the Seller's Pre-Listing Inspection here.
An "11th Month Warranty" Home Inspection is conducted for the owners of a new construction home prior to you owning the home for 365 days. North Carolina law does not require builders to warranty their homes however, most reputable builders will offer a "builders warranty" on their homes but they are not legally obligated to due so. It is very important you have your warranty Home Inspection completed and your list of corrections to your builder prior to the 365 day mark to ensure they correct any issues. You can find more information about 11-Month Warranty Inspections here.
